The opportunity to purchase a piece of land like this one, is becoming increasingly difficult but now one of 32.702m² with 106m of paved road frontage is available just 500m from the centre of Xerokampos village.
Clean from the forestry department, this flat land gives the opportunity to build 727m² for residential use or 2.616m² if one decides to go commercial.
It has the potential of being divided in to 2 plots of 16.351m² which would allow up to two 363,50m² residences per plot or a 1.308m² development per plot, which would offer a road façade of 5 m for each.
A beautiful location to have a large luxury villa of your dreams or a commercial development in one of the most promising areas of Crete.
Imagine yourself enjoying this absolutely breathtaking view of the sea, while you spend your vacation time under the sun in beautiful Crete.
The nearest beaches are about 170m, 300m and 600m a beach given the blue flag!
This once in a life opportunity needs to be grabbed now!
This wonderful unspoilt part of East Crete is open and spacious. It has long sandy beaches and many small sandy coves, all set in front of some wonderful olive groves. Here you can spend idle and restful days recovering from the stresses of everyday life. There are but a few places to stay, the same with taverns. There are two roads to go to Xerokambos. The road from Zakros to Xerokambos is a dirt track road (9km). From Sitia, drive to the Makrigialos-Piskokefalo road. After 10km, in Episkopi, turn left to Handras, Ziros, Hametoulo and Xerokambos (45km from Sitia, on a new surfaced road). There is a small temporary lagoon (dry from the end of May). In March and April taverns are not necessarily open. Xerokambos beach life at its most tranquil in a dramatic setting.
The ancients were certainly aware of the beauty of this spot and its important position on the shipping routes off the eastern shores of Crete, as the site has been inhabited since Minoan times.
The water Museum and the old Watermills in Zakros Village are worth visiting within the village and the Kato Zakros beach.
Keep driving until Ziros. From Ziros follow the road to the village of Lamnoni. Once you reach the small Lamnoni plateau you will see the old village. Continue driving and follow the dirt road on your right, which leads to the entrance of the gorge. After about 1-2 minutes you will meet a home and see the canyon on the east. You will meet a well and open some doors that shepherds have put.
From there, you enter the gorge and walk to the exit (near the road). If nobody waits for you, keep walking 15-20min to the beach.
Xerokampos is a lovely beach on the south eastern side of Lassithi. It is located at a distance of 103km from Agios Nikolaos and 20km from Ziros, a mountainous agricultural village of eastern Crete. There are few taverns and rooms to rent around the beach, but the family atmosphere is not affected by tourism. The taverns offer delicious food and relaxing views to the sea.
Some afternoons, in summer, the beach is affected by strong winds but in late August, the winds calm down and visitors can enjoy the soft sand and the clean water of Xerokampos. In August 29th, the locals celebrate the feast of Saint John with a traditional panigiri.
The gorge of Xerokambos – Ziros, officially called “Lamnoni gorge”, is the driest canyon of eastern Crete. Walking in the gorge takes approximately 2 hours and the descent is quite easy and smooth. The canyon has typical wild Cretan beauty, with bare, tall walls and undergrowth. Throughout the journey, you'll admire the view to the blue Libyan Sea.
The best time to go in Lamnoni Gorge is from autumn till spring. In summer, temperature is high and there is no shade. Also, it is suggested that a member of your company will sacrifice his/her time and lead you by car to the entrance of the Gorge and then meet you in Xerokambos. In the meanwhile, he/she can enjoy the exotic turquoise sea of Xerokampos.
