Crete Renovation ProjectReference No : #05-2612
Location : Greece :: Crete :: Chania :: Municipality of Apokoronas
Category : Renovations

In a relaxed tranquil part of the village and just a few steps away from its centre and its amenities is for sale an old stone built property of 55,29m in need of total renovation benefiting from additional building density of 275m...

This property for sale stands on own land of 337m which has two (2) entrances.

With its close distance to all daily necessities and the quiet location in the picturesque village, renovating this property and creating a permanent residence would be ideal. One could either use the whole building density for the erection of a large family home and low maintenance exterior or just increasing the living space to minimal needs and using the external area for the creation of garden area with swimming pool if desired.

Location

The village of Kefalas is situated in the Apokoronas area, on the north side of Crete, west of Georgioupolis and east of Chania. The district is shaped like a "triangle" and set away from the highway. It's a green and quiet part compared to for instance the Akrotiri (which is the peninsula next to Chania), with less houses and a more traditional lifestyle. In the Apokoronas there are lots of olive groves, woodlands and farms, and a couple of great beaches like Almiryda, Kalives and the long stretched beach of Georgioupolis which is about 10km long. Kefalas is an old village in the heart of the Apokoronas. It is over 800 years old and thought to have been founded around 1175 A.D. during the Greek Byzantine times under Emperor Michalis Komnenos. Inside its boundaries there are a large amount of historic buildings from Venetian and other times, some beautifully restored, others in ruins.

From 1669 until 1898 Kefalas was under Ottoman Turkish occupation. It's a large village, but it is quiet. There are squares, beautiful old trees, an old stone windmill, a couple of taverns and two supermarkets. The supermarkets are small, but with all the essentials - one of them sells bio-organic food and vegetables.

The people are really friendly and say hello and wave as you walk through the streets. The whole village is pretty with old stone buildings and just a few tastefully done new ones. Supposedly there are some 30 churches in the village, most of which are from the time of the Turkish occupation, when land would not be confiscated by the Turkish rulers if there was a church on its grounds.

Kefalas can be reached easily. Best is to drive from the new national road into Georgioupolis, on the Rethymno - Chania road, and turn left after about 25m just before the village square of Georgioupolis. After a few meters there is a turn on the right side where you can see the sign for the village of Vamos. If you follow this road and climb up the hill you will automatically run into the sign to Kefalas on the right after about 5-10min. You can also enter the village from the other side - from Vamos for instance. There are several signs to the village and it is hard to miss them, because the village is clearly marked.

Chania - Apokoronas - VAMOS
Chania - Apokoronas - VAMOS
The municipality of Vamos, the capital town of which bears the same name (communities of Vamos and Douliana), consists of the former districts of Gavalohori (Gavalohori, Agios Pavlos, Koprana, Agios Vasilios), Plaka (Plaka, Almirida, Kabia), Kokino Horio, Kaina, Kefala (Kefalas, Paleloni, Drapanos), Xerosternio (Xerosterni, Litsarda), Selia (Selia, Souri, Likotinara), Kalamitsi Alexandrou. It is a semi-mountainous area with interesting natural surroundings, dominated by local woody (oak, holm-oak, cypress, wild almond, carob, laurel and pear trees) or bushy (hairy thorny brooms, cretan sage, herbs etc.) flora and architectural heritage. Small villages, most of which are old, are spread throughout the area, which is characterised by a lack of water and limited agricultural productivity. While this lack of resources resulted in a severe reduction of the population it did not have any effect on the architectural character or the natural surroundings of the region until recently. This is the main reason why a lot of foreigners buy old houses or land and settle here. The biggest part of the steep, rocky coastline has preserved its natural wild beauty and is proposed to become a protected area under the Natura 2000 Environmental Management Program.
