Due to the properties layout unobstructed views of the Cretan Sea from all parts are secured. The distance from the land for sale to the National Road is approx. 1,5km, and therefore the tarmac road joining it will have to be 8m wide.
Even there is a draft study for a combination of hotels and holiday houses with an absolute respect to the environment in place, the development possibilities are:
- Using 100.000m² for the creation of a village; then 100.000m² applying for ÐÅÑÐÏ (area of special regulated urban planning); usually thereof 40% have to be kept for green and communal areas and for the rest applies a ratio of 0,2 to 0,4. Thus 40.000m² have to be green and communal areas, on 60.000m² houses can be build with a ratio of 0,2 to 0,4 (in average lets say 0,3 = 18.000m²)
- The rest layout of 122.912m² as outside of the building area which means on 4.000m² it is possible to construct 200m² = 6.050m² for residential usage
- The rest layout of 122.912m² for the creation of tourist installation with a ratio of 0,2 = 24.580m²
