Information on renting houses in Crete - EOT Requirements

Letting your property in Greece for the short term

The property you want to let has to fulfil below requirements (depending on whether you want to rent out a hotel room, a villa or a house):

Studio (notice that you have to apply the EOT licence for the whole house / complex)
		To sleep 2/3 persons - minimum of 40m² with a minimum of 2,80m² bathroom
Apartment (notice that you have to apply the EOT licence for the whole house / complex)
		Minimum size of 60m²
		Minimum 2 rooms
		Having living room, kitchen with cooker hood
		Minimum 1 bedroom
		Minimum 1 bathroom of at least 2,80m²
Houses (notice that the house has to come on OWN land or on a shared plot with ALL properties applying for an EOT licence)
		Minimum size of 75m² with 3 rooms
		Any additional room has to have a minimum size of 15m²
		Having living room, kitchen with cooker hood
		Minimum 1 bedroom
		Minimum 1 bathroom of at least 2,80m²
		If the house is bigger than 75m² (e.g. 90m² with 4 rooms) one additional toilet is required.
All of above mentioned properties must have:
	All living rooms must have settees/ sofas, armchairs and small tables
	Dining table and chairs have to be available
	If the kitchen is in the living area you need an extractor unit
	Kitchens must have a refrigerator, 2 cooking rings (electric or gas)
	All sleeping rooms must have wardrobes of 1,50m x 0,60m
	All bathroom fittings must be high quality, the room must be tiled to a minimum height of 1,20m and shaver points are available
	Toilets must have water cisterns
	There must be a minimum of one shower
	Hot water must be available in all wet areas
Properties for more than 4 people must have too:
	Kitchen with an oven
	Bedrooms sleep a max of 4 people
	Beds for one person 1,00 - 2,00m, beds for two people 1,40 - 2,00m - built in beds are allowed
	Bed side cabinets
	Toilet with seat
	Chairs (depend on size of room)
	Terrace furniture must be metal, wood or stone built
	Sockets must be provided in every room
Properties for more than 10 people must have too:
	Minimal 1 room for people with disabilities (Disabled facilities must be provided, toilets, taps etc. bedrooms, floor space etc as in a UK house)
	Houses of more than 1 floor must have an internal staircase
	Interior doors must have a minimum of 0,80m openings
	Dirty linen basket
Villa (A villa implies a luxury permanent dwelling)
		Maximum of 10 people to sleep (including hired help)
		Minimum of 100m² of living space
		Any additional room has to have a minimum of 25m²
		Minimum 1 living room with settees/ sofas, armchairs and small tables
		Minimum 1 kitchen with refrigerator, 2 cooking rings (electric or gas) - Dining table and chairs
		1-2 bedrooms (maximum number of people is 2 for each bedroom)
		1 bathroom of minimum 4m²
		For more than 2 bedrooms you need 2 bath or shower rooms
		1 separate toilet
		Wet areas tiled to a height of 1,20m and shaver points in bathrooms
		Separate storage room
		For the hired help you need an additional shower/bath room
		Utility/laundry room
		One telephone line with 2 telephones minimum
		Garage / car port for minimal 1 car
		Fully landscaped grounds with exterior lighting and gardens be fenced and planted with a variety of flowers and trees.
		Garden furniture for the terraces and/or pergolas
		Optional extras: sports room, bath house, central heating, swimming pool (which has to meet extra and strict standards. Example: it must have depth markings and warning signs and if its depth is more than 1,60m a lifeguard has to be on duty)
Villas for more than 4 people must have too:
	Kitchen with an oven (electric or gas) and fully fitted with all necessary systems, fridge, cooker, toaster, mixer and coffee machine
	Bedrooms sleep a max of 4 people
	Beds for one person 1,00 - 2,00m, beds for two people 1,4 - 2,00m - built in beds are allowed
	Bed side cabinets
	Wardrobes of 1,5 x 0,6m with 4 drawers in each room
	Toilet with seat
	Chairs (depend on size of room)
	Terrace furniture must be metal, wood or stone built
	Sockets must be provided in every room
	1 Colour-TV and music centre

Before you start to build your home in Crete and you want to rent it out in the future, the plot must be inspected for suitability, the building must conform strictly to its building plans. As you will need a lot of documents as mentioned here it would be wise and sensible applying for the EOT licence at the same time as the building permit.
